PROPERTY PARTNERS
Five-year property partnerships. Professional management. Social purpose.
Open Home Living works with landlords and property investors who want to provide suitable accommodation through a long-term supported housing model. Our standard proposition is built around 5-year Full Repairing and Insuring leases, subject to property suitability, due diligence and the terms agreed for each property.

Long-term lease arrangements designed to provide greater income certainty.
Full repairing & insuring model that reduces day-to-day landlord involvement.
Open Home Living manages the operational side of the accommodation.
A more passive way to hold property.
The aim is to give property owners a clear commercial relationship with Open Home Living while allowing us to manage the accommodation operationally. The model is designed so the owner deals primarily with Open Home Living rather than individual residents — reducing day-to-day involvement while supporting the provision of safe, managed accommodation.
Long-term lease structure
5-year FRI arrangements designed for stability and a clearer commercial relationship.
Reduced involvement
The owner deals primarily with Open Home Living, not individual residents.
Professional management
We manage the day-to-day operation of the accommodation end to end.
Social purpose
Your property supports safe, managed housing for people who need it.
This does not remove any responsibilities that remain with the property owner under the lease or applicable law. Property owners should obtain their own professional and legal advice before entering into any agreement.

What we look for
Suitability is what makes a property work within supported accommodation. Property suitability can depend on location, local demand, transport links, local amenities, property layout, bedroom configuration, communal areas, condition, fire safety, licensing, planning and compliance. An available property is not automatically a suitable property.

Location
Areas that match the demand and locations we currently serve.
Layout
Internal layouts that suit supported accommodation use.
Bedrooms
Sufficient bedroom capacity for the intended occupancy model.
Condition
Property condition assessed against our standards.
Compliance
Required certifications and safety compliance confirmed.
Local amenities & transport
Access to local services, transport and community links.
Operational suitability
Overall fit for our management and operational model.
How the partnership works
From first conversation to lease commencement — a clear, low-friction process.
Speak to us
An initial conversation about your property or investment objectives.

Suitability assessment

Agree commercial terms

Onboarding & lease commencement
Onboarding completes and the lease commences under our management.
Designed for a more hands-off ownership experience.
The partnership model is built to reduce the day-to-day burden that comes with traditional private letting.
Traditional private letting
- Individual tenants to manage
- Tenancy turnover and voids
- Day-to-day management
- Maintenance coordination
- Ongoing property administration
Open Home Living partnership
- One organisational relationship
- 5-year lease
- FRI structure
- Professional operational management
- Significantly reduced day-to-day involvement
Property with social purpose
A property partnership with Open Home Living ultimately supports the provision of safe, managed accommodation for adults who need housing and support. The relationship therefore needs to work on two levels: commercially sustainable, and appropriate for the people who will call the property home.
Already own — or planning your next acquisition?
Two clear routes into a long-term, professionally managed property partnership within supported housing. The relationship needs to work commercially and be appropriate for the people who will call the property home.
